Privacy
What this site collects, who it goes to, and how to have it removed. It describes what the application actually does — no more.

What we collect
The financing form
The form at the bottom of the home page asks for your name, email address, phone number, and the state the property is in. It also asks about the deal: property type, purchase price, rehab budget, after-repair value, how many months you expect to need, your credit score band, how many deals you have exited in the last three years, whether the property will be owner-occupied, and whether you would like an introduction to an agent. Only what you type is stored. There is one hidden field on the form that no person should ever fill in — it exists to catch automated submissions.
The cash-buyer list
Signing up for the buyer list stores your name and email address, and — only if you supply them — a phone number, a price range, the states and areas you buy in, the property types you want, how you fund, and how fast you can close.
Your account
If you create a login, we store your email address, and your name and phone number if you add them. Passwords and sign-in links are handled by Supabase Auth; we never see or store your password. Signing in sets a session cookie. That cookie is what keeps you signed in — there are no advertising, analytics, or tracking cookies on this site, and no third-party analytics script of any kind.
Deals and documents
Deals you save in the analyzer are stored under your account: the property figures you enter, your repair line items, and any photos you attach. Documents you upload to the borrower portal — the items on your loan checklist — are stored in a private file bucket readable only by you and Foraker Capital staff. Nothing you upload is public.
Technical information
Your IP address is read from the request when you submit a public form, so the form can be rate-limited against abuse, and it appears in our server logs. It is not stored in our database and is not attached to your submission.
Where it goes
We use a small number of service providers to run this site. They process information on our behalf:
- Supabase — the database, the sign-in system, and the file storage behind your account and your documents.
- Resend — transactional email. When you submit the financing form, a summary of it is emailed to our desk.
- Vercel — hosting. Requests to this site pass through Vercel and are recorded in its server logs.
Beyond that, what happens to your information depends on what you asked us for:
- Business-purpose loan inquiries are reviewed by Foraker Capital staff and packaged in house. To find you terms we shop that file to third-party lending partners — that is the service. Those lenders receive the information about you and the property that they need to quote and underwrite the loan, and they use it under their own privacy practices, not ours.
- Owner-occupied inquiries are never sent to the lending desk. Foraker Capital arranges business-purpose loans only, so an inquiry marked owner-occupied is flagged and routed to our agent-referral queue instead. This is a compliance control enforced in the software, not a preference.
- Agent introductions. If you ask for one, or if your inquiry is consumer-purpose, your details go to Foraker Realty Co. so an agent can contact you. Foraker Capital LLC is affiliated with Foraker Realty Co. and with affiliated title and holding entities. You are free to obtain financing from any lender and representation from any brokerage you choose.
- The buyer list is used by Foraker Capital staff to tell you about deals that match what you said you buy.
We do not sell your personal information. We may disclose information if the law requires it.
Removing your information
Email brian@forakersales.com from the address you gave us and tell us what you want:
- Off the buyer list — say so and we will delete your buyer-list entry.
- Delete my information — we will delete your inquiry, your account, your saved deals, and your uploaded documents.
- Show me what you hold — we will send you what is on file.
There is no self-service delete button in the application yet; email is the way to do this today, and a person will action it. Two limits worth stating plainly: information already sent to a lending partner is in that lender’s hands and has to be requested from them, and we may keep what we need to for a loan file that is already in progress or for our own legal and accounting records.
Children
This site is for real estate investors. It is not directed at anyone under 18 and we do not knowingly collect information from children.
Changes
