Who you are dealing with

This site is operated by Foraker Capital LLC. Foraker Capital arranges business-purpose real estate loans through third-party lending partners; it is not a lender and does not fund loans. Foraker Capital LLC is affiliated with Foraker Realty Co. and with affiliated title and holding entities. You are free to obtain financing from any lender and representation from any brokerage you choose.

Nothing here is an offer of credit

Submitting the financing form is an inquiry. It is not an application, not an approval, and not a commitment by anyone to lend you money. Every rate, leverage figure, and timeline shown on this site is an “up to” or “as fast as” figure under a lending partner’s current program. Those programs change. Any actual terms depend on lender approval and full underwriting of you, the property, and the transaction, and closing timelines assume a complete file and third-party turn times.

The deal analyzer is an estimate

The analyzer does arithmetic on the numbers you type in. It is a planning tool. It is not an appraisal, not a valuation, not underwriting, and not investment, tax, or legal advice. Its outputs are only as good as your inputs and the assumptions behind them, and real projects differ from models. Do not use it as the only basis for buying a property. Any PDF it produces is your own working document, not a lender’s term sheet.

Business-purpose only

Foraker Capital arranges loans for business-purpose, non-owner-occupied investment property only — never for personal, family, or household use. By submitting the financing form you represent that the property is or will be an investment property and that neither you nor a family member will occupy it as a residence. If you tell us the property will be owner-occupied, the software stops the inquiry there: it is never sent to the lending desk, and we will offer you an introduction to an agent at Foraker Realty Co. instead.

Accounts

You are responsible for what happens under your login and for keeping your email account secure — sign-in links are sent by email, so whoever controls that inbox can reach your account. Give us accurate information. We may suspend or close an account that is being used to abuse the service or to misrepresent a transaction.

What you upload

The deals you build and the documents you upload stay yours. By putting them here you allow us to store them, to review them, and to use them to do the job you asked for — which, for a loan file, means packaging them and sending them to lending partners so they can quote and underwrite the deal. Do not upload anything you do not have the right to share. See Privacy for who receives what.

Using the site fairly

Do not try to reach data that is not yours, submit forms automatically, scrape the site, or interfere with how it runs. The public forms are rate-limited and screened for automated submissions; legitimate use will not notice this.

Changes

We may update these terms. The date at the top changes when we do, and continuing to use the site after that means the updated terms apply. Questions go to brian@forakersales.com, or use the contact page.
